Twelve Oaks Inn
Good morning,
I am planning a Branson trip this summer (our first official "family vacation") and am wondering about the Twelve Oaks Inn. I have read several good reviews but want to know as much as possible. Anyone familiar with this Inn??? Also, any suggestions for activities / dining for a family with two small kids would be greatly appreciated! (ages 2 and 3). Thanks so much! Amy |

Hi Amy...welcome to the board..
.We have stayed at Twelve Oaks several times in the past, and was always happy with our stay. Although the rooms are just standard motel rooms, no frills or extras, they are super clean and the staff there is always very nice. There is a small playground area between it and it's "sister" motel, The Spinning Wheel Inn..which is probably just a little newer, and also very clean. Twelve Oaks has a very nice pool, and Spinning Wheel also has a nice one. Again, no frills, but super clean...and a great price. I'll have to give some thought to the "2 & 3 year old activities"...but I'm sure that you will get many good suggestions here. Have fun planning!

Hi Amy,
Welcome to the board! Our boys, ages 2 and 4, enjoy mini golf tremendously. If it's raining, check out the glow-in-the-dark indoor course at Playtime Pizza. It's really simple, but very inexpensive. My boys also like their pizza buffet and ice cream. If you go on a Friday night, they have a special. However, all of the other games are geared towards ages 6 and up. Also go to Moonshine Beach. It's $4 per car for the entire day, and they have a really neat playground set, as well as shower houses and a pavilion. However, bring a cooler with snacks and drinks since they have nothing available. If you have water shoes, those would be a good idea. The beach is sandy, and then is fine rocks once you enter the water. And then Silver Dollar City would be a lot of fun, too! Ages 3 and under are free, so you would only need to pay for you and DH. Get the 2 days for 1 ticket at www.BransonTourismCenter.com or go in after 3 on the first day and get in free the next day. Two short trips will be more enjoyable. Bring extra clothes for after Geyser Gulch, and either bring or rent a stroller. Then White Water would be another fun thing for them to do. Again, 3 and under are free, and Branson Tourism Center has good ticket prices. If you want to still do a water park type thing, you can try the AquaPlex for only $3/kid and $4/adult. |

We've been staying at the Twelve Oaks probably the past 5 years whenever we go to Branson.. It's no frills but clean and reasonable and they usually offer a $5.00 off per night coupon on line. The location is good for us and there is an outdoor pool and like the other poster stated, there's a nice area right next for kids to play.

We have stayed at Twelve Oaks inn three times before. It is a very clean hotel...the rooms are a bit smaller than other rooms that we have stayed in there. You have to walk across the parking lot to get to the pool.
Best things about this place: it is off the strip and very quiet, although we stayed in the room next to the dumpster and heard them emptying it a couple of times. Very clean and quiet!! Mel |

We stayed there a few years ago and found the place nice and clean. However it really depends on the driving you want to do. It sit's back just a little from the main strip and we found ourselves driving to most places. With small kids you may have wanted that anyways and you might enjoy less traffic around the hotel. Caprice Motor Inn is on the strip directly accross from a entertainment park(go garts, bumper boats, games), and pizza world and an ice cream place. When we go we like to park the car and walk as much as possible. We'll I should say my husband and I, the kids aren't always into the walking. Good luck.. Make sure to check the www.interstatetravelbuddy.com or www.travelcoupons.com for coupons for hotels in Branson

Twelve Oaks Inn clean--no breakfast
When we stayed at the Twelve Oaks Inn, it was clean and no-frills. It doesn't have a continental breakfast like many other places do. The Spinning Wheel Inn is right next to the Twelve Oaks Inn and is owned by the same people. It does have a continental breakfast, but costs a few more dollars per night. The Twelve Oaks Inn and Spinning Wheel Inn have a nice little playground area between them, and both of them have pools. Another advantage of staying here is that you can see some of the fireworks from Celebration City's laser and fireworks show (about (9:30-9:50 p.m.). **You can't hear the music or see the lasers--only the fireworks, which are spaced out throughout the show. We, too, like Moonshine beach for our kids--5, 3, and 1 years old. Our kids also enjoyed the little zoo and aquarium in Branson West. They can get up close and personal with the animals and even feed sharks, stingrays, and a giant sea turtle. If you have a Branson VIP book, they sometimes have buy 1 get one 1/2 off for adults. If you need to burn off some energy, take them to the Branson Landing and let them walk the boardwalk or play at the awesome playground by Joe's Crab Shack.

I have stayed at 12 Oaks twice already this year, and just made reservations for June. We choose to stay at 12 Oaks for the price and the cleanliness of the rooms. You cannot beat the quality of the rooms at the price they offering. I just made reservations for $45 per night, and this is their peak season.
I love the location. It is not located right on the strip, but it is just a couple hundred yards off. The location allows you to bypass the traffic on 76 and use the alternate routes to get around town. Yes, some of their rooms are smaller, but I have only noticed this with single bed rooms. They have a variety of rooms. I noticed that the last poster said that they do not offer continental breakfast. I was there in March, and a continental breakfast was served. Take advantage of their wonderful rates.

New options at Twelve Oaks Inn
The previous poster is correct. I checked their website and they have recently added continental breakfast and wireless internet. They have also added a 1 bedroom fully furnished apartment at a reasonable price. They also offer a family suite for those with several children. With these changes, I'd say it's hard to beat their great location, cleanliness, and amenities at the rates they're offering.
