Well......My rental...

To update all of you on my crazy house rental soap opera,,

We were lucky they left the back patio door open...
They left behind a few things after they ran for the hills..LOL
A futon, dishes, blankets, a bag with his birth certificate and railroad papers..
Cleaning supplies..
We had to clean it up again,,,
We had noticed last time that there were a few drops of water under the Blower/heater inside the house,,
It turned out that it was a drain pipe for the air/heater unit..
Hubby and his dad had to take apart the unit to get to a drain ,
took forever to get it cleared..
I cleaned, up...
Still stinks like dog pee to me,,,
Hubby's aunt had a dog when she lived there...

Anyway we had put up new signs, and while we were there cleaning,
A guy called that had called before...
We told them to come and look at it while we were there.
Well.......Two guys and a girl shows up..
Started asking if they could clear an area behind the house and put up another little building,,,
It started ticking in my head,,,
These punks are wanting to build a meth lab...
They wanted to bargain on the deposit, and my father in law looks at me and says dope people,,,,
Mind you he lives next door,,,
He says I like it quiet , no parties, drugs,,ect...
Nothing like two crack heads and their so called school teacher wife.
School teacher,,,,Better hide your kids,,,

So now, I have to figure out how not to rent to them,,
I am thinking of telling them I need their social security number to run a criminal back ground check.
Where are the nice little families with two kids??
Ugh......why do I get all the crazy people??

Ask them to sign an authorization to do a credit check, and you can also charge them for this too. (Non refundable) All three of them would have to be on the lease. PM me, and I'll tell you how to do a criminal search on them, you can also tell them that you will have a criminal search done. If they're up to no good, that should send them running. Ask for references, and let them know you will check on them.

I would also tell them they cannot build any other structure on the property, or clear out any woods, as it does not belong to them. Once they build something there, they will consider it theirs.

You can ask for a deposit, and the 1st and last month's rent, if you want.

I would be suspicious of 2 men and a woman. You can tell them it's just a one family household.

Just my opinion, based on many years of experience with rentals. Hope you have some good luck!

Did you get the CASH they owe you?

Be assured you aren't the only Landlord who gets crazy people!
I could tell you another story about another renter that happened
on Friday, but I won't! No use me hijacking your thread!

I do belive there has to be a short course somewhere on
"How to get to a Landlord"! Surely there aren't this many
low-lifes hanging around to rent, or maybe there are!

Not happening,,,,
I am still thinking of putting it up for sale , at the same time as I rent it out.
I really am sick of having to spend my time and money ,
after a no good for nothing excuse of a person cheating me,,

Blaze,,,,,They mailed me a money order ,
Just received it yesterday..
He seems to be the one paying for it,,
They have not turned the power or water off..

Don't know if we have always had this many weird people in the world and we just didn't hear as much about them OR if people are just losing all sense of personal responsibility and do whatever they feel they can get by with doing.

Fordy, you may have to store those things left behind...it's a legal issue...and you could be in trouble if you don't store the personal possessions left behind, (even when a tenant is evicted) for a certain number of years...check to see what your state requirements are.
No, it's not fair, but it's the law.

If they abandon the property and don't pay rent,,,
THEN THE law in my state is,,,,
I can sell it to make up lost rent..

But how does the 'money order' that you received in the mail affect the 'didn't pay rent'????????????

Don't you have applications for people to fill out? One for each adult over 18. I had a typewritten list of criteria that I checked against each applicant's application. On it was a release for them to sign for credit check and criminal background check. I'd give them the application to fill out. The ones who ended up qualifying ALWAYS filled it out on the spot. The ones who'd take the application with them, I'd never hear from again. Weeds the good from the bad IMMEDIATELY!

Now, bear in mind, YOU can't run the credit check yourself unless you have a long list of criteria set up per federal law. I didn't have all that and I doubt if you do either, BUT, you can run this through either a realtor or the mrlandlord site. It does cost money. That's why you have to charge for the checks.

Well,,,It was agreed by mouth that we would let then off for the remainder months..
Only made them pay for september..

If you made them pay for September, they have legal possession of the house until the end of the month.

The guy does not want wife to find out,,,
